Why should I get a mold inspection?
Reaction to molds of various types displays different symptoms in everybody. Some people do not react at all, and other have immediate symptoms and long term health effects.
From the Environmental Protection Agency:
“Molds are usually not a problem indoors, unless mold spores land on a wet or damp spot and begin growing. Molds have the potential to cause health problems. Molds produce allergens (substances that can cause allergic reactions) and irritants. Inhaling or touching mold or mold spores may cause allergic reactions in sensitive individuals. Allergic responses include hay fever-type symptoms, such as sneezing, runny nose, red eyes, and skin rash.
Allergic reactions to mold are common. They can be immediate or delayed. Molds can also cause asthma attacks in people with asthma who are allergic to mold. In addition, mold exposure can irritate the eyes, skin, nose, throat, and lungs of both mold-allergic and non-allergic people. Symptoms other than the allergic and irritant types are not commonly reported as a result of inhaling mold. Research on mold and health effects is ongoing.

My home is brand new – Do I still need an inspection?
Absolutely. Homes are built outdoors in various weather environments throughout the year. If unfavorable conditions are present during the build process and correct measures are not taken to properly remove excessive moisture, conducive environments manifest. It only takes 24 hours for mold to begin to grow when moisture is present.
What do you look at during the mold inspection?
My goal is to identify conditions that are conducive to moisture intrusion into the building envelope. Sometimes growth is visible and apparent. Other times its concealed and only through air sampling and lab testing can the type of spores and their levels be determined.
How long does a mold inspection take?
Times vary depending on the size and age of the home. A typical Singular Mold Inspection takes about 2 hours depending on the sampling required. These times and schedule are adjusted in real time depending on the individual needs of each inspection. Lab results are typically returned 48 hours after they are received by the lab.
When will I receive my home inspection report?
Majority of our reports are available within 48 hours and mostly contingent on the labs ability to test and send the results. Once we receive the lab results we enter the data into our report in easy to read manner.
What if my mold inspection report reveals elevated levels?
Remediation would be recommended. We do not offer our inspection clients mold remediation so there is no conflict of interest. We have no vested interest in doing a remediation job so our results are unbiased. We recommend consulting with a healthcare professional guided by the results of the mold samples and lab analysis.
